hi i wanna apply for visitor visa to visit my sis o canada and i want to use my father properties as a financial ties to my home country, my father will be signing a Spencer letter or something indicate that i can use his money n his in charge of my financial support. is it possible to use his property as evidence of wealth ties?

If you are a minor, your father can vouch for you. But if you are already an adult you cannot do this as the visa officers assesses you.
The key to secure a visa is to have a valid purpose to visit Canada, strong ties to home country (job, family, assets) and financial capability. Failure to meet the 3 can lead to a refusal.
