Hi,
My study permit was refused based on my family ties in Canada and my country of residence, as well as my personal assets and financial stability. The only proof of funding I had provided at the time was an affidavit of support and bank statements of a family-friend who lives in the US because he was willing to cover my first year costs. Nothing else.
This time I've included:
-Affidavit of support from my Father
-Bank statements of my parents accounts
-Lease agreements for property rentals
-Certification from three commercial business vehicles
-Various contracts from my Dad's job as a Freelance Consultant
-Private vehicle reg. certificates
-Private home ownership certificates
Is there anything else I need to include or is this convincing enough?? Please help!

In my opinion, I would say it is a bit much. You should try to keep you application as simple and as sincere as possible. Sometimes providing too many documents for a single requirement could raise an eyebrow.
Just show sufficient liquid funds in your parents active account and a good LOE, stating how you would return back to your home country to utilize the skills and education acquired from Canada. This should just do it.

I applied on May 13 to start school this September. My refusal came in early June. I am from Ethiopa.

I was initially going to study in the US so my parents kept a lot of money in the account of this person to make transactions easier when I get there. In return my parents took care of his costs here (his home-country).
They still have money in his account so we wanted to use it for Canada instead.

How do I explain this situation to the Visa Officer?
I don't know. I would just tell the truth but then you have to explain why you switched from US to Canada

I am not sure about the vehicle certificates. Better go to an auditor with all properties (house + vehicles etc..) or even property valuators. They will evaluate and give a network certificate. Please submit that.
You also have to go back to your SOP. Make sure it is convincing that you will come after studies. Eg: This degree will help me to take over my father's business etc.. like that.

I have family ties in Canada and I am applying to a second-degree program. I also have en EE profile. I am going to reapply and I want to learn from your experience and knowledge about this situation. Have you received or do you know someone who received approval for the second time after a visa rejection?
