proof of funds like cars

hello,
I'm planning to submit my dad's car properties, since my dad is the one who will sponsor my studies in Canada.
What if our car is still in MORTGAGE and my dad pay $ 2,0000 per month. do i need to show our car certificate to the visa officers to convinced them that we have propeties here in my country? and to convinced them that i will return to my home country after studying?

i would say a good bank statement & property papers + valuation certificates salary slips bussines profile NTN Certificates are more then enough if your car is still in MORTGAGE then in my opnion it wont be a good idea .

my father salary every month is $ 6500 and we have $55, 000 in his bank account, we have almost 6 housing properties and we have 2 cars but the one car is still in mortgage. do you think my profile in proof of fund is more than enough?

Another confusing question guys, my friend told me that I can stay at their place for two years in Canada while I'm studying post graduate course there. Im just confused if he really needs to write a letter indicating that he will provide their space for me to stay in? and do I also need to indicate this in my SOP?

yes it enough. & if you want show the car you can show the one that is without MORTGAGE.

no need to indicate in sop & its not mandatory to have a letter you just need to know the complete address of the house when the immigration officer asks you where you will be staying you need to provide the complete address.That's it
