My parents’ visitor visa expired along with their passports. Now that we’ve renewed their passports, I’m planning to apply for a new visitor visa for them. They will only be staying for three months.I’m wondering if it’s advisable to apply with just the basic documents, such as:
Invitation letter, My job details & proof of income, Proof of funds
Or do I also need to submit property documents from India and their financial details, even though they are both retired?

Your information is secondary. They need to include proof of their own funds, property, ties to home country, etc. You can include your information as well.
