My PR card is going to expire on October 2012.
and i was out of canada and i do not meet 730 days requirement as of now if i count the start date as the date when i got PR.
However i do meet 730 days requirement in last 5 years, because i was living in Canada before i got immigration with legal status.
Can you please tell me should i wait for time when i will be completing 730 days from PR date or can i apply now?
If you have been a PR for less than 5 years, you count starting from the landing date and the criteria is that you have not been outside Canada for 1095 days or more since you landed as a PR.
If you have been a PR for more than 5 years, the period is always the last 5 years.
If you are in Canada, you can let your PR card expire, wait until you have 730 days in the past 5 years before you apply to renew.

You're confusing the PR rule with the citizenship rule. For citizenship, you can use the year before you became a PR towards your citizenship residency requirement (each day spent in Canada before you became a PR counts as half a day toward your citizenship residency requirement).
For PR you can only count the days since you landed and became an actual permanent resident.
