so, many get rejected for this reason under "I'm not sure you'll leave canada after your visa period" or something along those lines.

what are the best ways to establish county ties?

I'm 21, unmarried.
House that we live in is in my dad's name, should I transfer it to my name?
if yes, should I do it asap or only when visa period is near?

Will they doubt this because it was transferred only a few months ago before applying for visa?

What are other good ways of establishing and PROVING family ties so that they believe I will definitely come back after completing my course?

I don't have a job, so no letter from employer will work....

You don't need to transfer property on your name. If your father is sponsoring you, it's fine to attach his/your property documents with your application. Tell them in your SOP about the future job opportunities of the program, you are going to study, in your home country after the completion of your studies in Canada. Tell them the reasons why you will come back after completion of your studies.
 
hey steakpie, I have seen many of your posts and don't take it other ways bro but, most of your queries don't make sense. And this is one of those. If your father is sponsoring you, why on earth would you need to transfer his assets to your name ?
For proving that you have good ties to your country of residence :

* In your SOP, just mention a few words like : "After graduating, I have certain responsibilities to take on.I am the successor of my father's business and assets".
* Submit a Chartered Accountant's statement report of your father's business and asset valuations
* Submit your father's affidavit
* submit property deeds
* logical explanation of the opportunities in your country of residence on the completion of your course

And, keep in mind, I have also seen that you "Overdo" your case. Avoid overdoing your SOP as well.

Thing is ,my marks are low so i need to do anything possible to make my case strong...so I was just wondering if it would make it even 1% stronger if I have it in my name vs my dad's
