Because of the requirements for the position, it's extremely unlikely that CIC would consider this to be volunteering. Therefore, you will have to go via the full LMIA process as if it is a paid position, following the normal Temporary Foreign Worker procedures.

Work permits are for "working" not for "volunteering". Visitors can apply for volunteering positions at will and with no restrictions.
Be careful though, as zardoz commented, the description you give is more of a job than of a volunteer. Be sure the position is really a volunteering position if not you will be getting into trouble as charging a $0 fee for work is not volunteering.
Usually organizations have a very good and solid understanding of volunteering requirements. Make sure that the position is announced as volunteering in mass media or at least in their website. Also talk with HR to double check neither you nor the company is getting into trouble.

Jalex: its a small company with a few people and i don't think they have an HR so I have to find out the process for them.
