Chances are very low as you will need to show considerable ties to your home country. Do you have any savings or own property? Do you have a family?

Your main goal will be to show that you will go back to your home country after the visa is done. That means showing that you have built a life for yourself there and that you have a job/family/possessions that you can't leave behind. Your dad's property will not help as it is your dad's and not your own. Having a PR friend in Canada will not really matter much for this visa. You also have to be able to show them that you will be able to support yourself during your trip, on top of the considerable savings to show that you will go back home. Do you have any previous travel history to developed countries like Canada? You want to be able to show that you adhere to visa conditions and do not overstay.
