You will need actual proof of funds, ie bank statement when you "land" Home equity won't cut it. London is the only office that takes home equity as proof of settlement funds when the application is submitted.

Hi All,

I have a question on POF.....

Myself and my husband need to submit proof of funds for our ITA and wondered if you think this will be ok.... (I am main applicant)
- I have 7500 pounds which has been in my account for approx 9 months from inheritance (approx 12225 CAD)
- I also have a credit card where I owe 5000 pounds
- We have equity in our house so I have also got 3 house valuations which together with our mortgage statement show we have got about 85000 CAD in our house (which we will sell if accepted) Won't sell it before we are accepted (just in case we aren't for some reason!)
- My mum is going to write a letter saying if we are accepted she will also give us X amount (probably 20000 CAD)

Do you think this will be enough to show proof of funds and will be accepted by CIC??

Thanks in advance!!

A letter from your mum wont suffice. It needs to be a gift deed stating its a gift and not a loan.

OK so my mum has given me x amount and she has written me a 'gift letter' will that be okay? If they accept the equity in the house as POF then it doesn't make a difference anyway I guess. Thanks....

They wont accept equity in the house. The gift letter has to be notarised. Notaries charge £80-£100 for a document.
