I got my passport and CoPR and I need to go to the nearest border, I am in Downtown Vancouver and I want to go to the nearest border before I go back to Alberta where I'm from. Anybody can suggest the nearest border? Im not driving though. Please advise

Hello, just want to say that when CBSA lists "IMM" services at their website, it means full immigration services. I'm not sure what this means, but to do a landing, you just have to do it at a port of entry, and you don't need to look for a CBSA office with full immigration services.
I re-read the letter that came with our CoPR many times and it only tells us to land at a port of entry. No where does it state that we need to look for a CBSA office with full immigration services.
So yes, you can land at Boundery Bay / Point Roberts crossing. There's where we did our landing.
