So if we divorce in Serbia, the divorce is not valid in Canada

No. Your "Serbian" divorce is valid in Canada as long as it is valid in Serbia.
What I ment was that divorce LAW and property law are different and if a property is in Canada , Serbia is not able to impose Serbian court decision on the property in Canada.

As your ex-spouse was resident in Serbia and applied for divorce there, it is valid in Canada.
Good stuff. I have dual citizenship (Canadian / Serbian).. and my soon to be ex is Serbian. Thanks guys.
