Yes we are wanting to submit it by the 15th of May. I am not sure if my landlord will do this as they are hard to work with. Would a small letter, with witness signatures suffice?

If the date is crucial down to the day then yes i would do something "official" to back it up if the lease itself is not legible. Because to CIC that date could read May 25th, meaning that you submitting on May 15th was actually before you were officially common law.

While it may be a pain or a bit of a headache to get your landlord to sign a statement confirming it was May 11th... You have plenty of time to get it done. And it would be more a pain to have your application returned.

Ok, I will try getting that done. I guess if they aren't up for the task I could wait for June 1st, then apply for my visitor visa extension right after, even though it's 15 days in advance rather then the recommended 30 days. Or should I just apply for the extension ahead of time? I am also hoping to apply for a OWP with my PR app, not sure if the 15 days would be enough time.

You can apply for an extension to your visitor status right up until the day it expires. Example if it expires on the 20th..you can apply for extension on 19th. Yes they do recommend that you apply 30 days in advance but that actually isnt a requirement. It can be 30 days, 20 days, 10 days, 6 days or even one day.
