Hello,
I'm a tech entrepreneur who have a business in Dubai. My family is here in Dubai too, and I want to apply for a visit visa to attend a conference and a course in Toronto. I have the financial means and all reason to return to Dubai because my family and business is here. I have long travel history including two visas to the US.

What are chances to have my visa approved? would it be a guaranteed NO because of my nationality or are there chances.

I'm also working on getting an invitation letter, so hopefully that would help too

Your intuition is unfortunately right, it's likely low because of your nationality. The purpose of travel that you state also make it very iffy. Not to mention the nature of your career.
The invitation letter won't help as much as your ties to Dubai. By all means, show as many ties to Dubai as you can. If your customer base is exclusively in Dubai/UAE, prove that. You never know until you try. Do plenty of research and preparation.

Do not buy any tickets or pay for any course fees before your visa is approved, unless you can afford to lose them, or they are refundable.
