APT leasing in toronto

i want to lease APT ..not in basement...
which area is safe and budget to stay with family and kids.

i also looking for APT near to better rating elementary schools and low Auto insurance,and Indian community.

plz guide me if any one have info share me links ..i heard Scarborough and etobicoke is better area?

Sorry but there is no such long as low auto insurance within Toronto.
There are less bad areas, but expect to pay a LOT even if you move out to the 'burbs.

Avoid Jane and Finch. Visit any areas you want to visit (if possible) at night, say after 10/11pm as well as during the daytime.

Agreed. Drove there last month and found myself in a third world with run down buildings.

This area is known across Canada as the worst area to live in, gunshots are regular.
Good rule of thumb, if you can buy a 3 bed semi for $100k ... it's not a good area.

That said, if you want to live way way out East I was in the North of NB and $150k for a 4 bed was pretty common.

Back back to the topic, Etobicoke is pretty expensive due to the park, East tends to be cheaper.
Scarborough is okay, it varies, it's pretty cheap relatively but bear in mind a lot of the areas there put you a 20-30 min bus ride from the TTC.
