Gcms says:
I am not Satisfied that the applicant would leave Canada at the end of their stay as a temporary resident,I note that : The client is Single,Mobile, is not well established and has no dependents

It says :Taking the applicant’s plan of studies into account , the documentation provided in support of the applicant’s financial situation does not demonstrate that funds would be sufficient or available. I am not satisfied thy the proposed studies would be a reasonable expense.

Weighing the factors in this application.I am not satisfied that the applicant will adhere to the terms and conditions imposed as a temporary resident.

It simply means you are not married and have no kids as your dependents. Overall the VO feels since you have not provided enough proof of funds or financial stability and also you are single you would not leave Canada and overstay.

Since you are young, you should ask your parents to provide more financial backing and a solid plan on what you intend to do once you are back in your home country. Review your study plan and finances and try again

I am not satisfied that you will leave Canada at the end of your stay, as stipulated in subsection 216(1) of the IRPR, based on your family ties in Canada and in your country of residence.
• Pursuant to paragraph 220(a) of the IRPA, I am not satisfied that you have sufficient and available financial resources, without working in Canada, to pay the tuition fees for the course or program of studies that you intend to pursue.
Second rejection

As other users had told you before, you need to pay at least a semester of tuition -- preferably one year of tuition. You should also show another one year of tuition + $10k in bank statements. I assume the VO judged your entire financial capabilities based on the $20k you showed which is not enough. Land/property doesn't carry much weight in terms of proving financial capabilities.

if you paid 1500 dollars but still the rest of the 15000 or 12000 dollars acc. to your program are left to pay and moreover, your living expenses + for the second year fee
only 20,000 dollars are not sufficient according to their point of view.. i think so..

You clearly do not have enough funds if you haven’t paid first year tuition and are only showing $20k in the bank. Land is not funds. How long is your program? College or university?

Don’t compare yourself to others. You don’t have enough funds to go to school if all you have is $20k. Have you changed anything in your profile.
